CrossRidge Signs Agreements for the Design and Development of a State-of-the-Art Class A Office Building in Indian Land, SC

(Indian Land, SC)  CrossRidge Development has signed contracts with top-tier firms in the next step of development for a Class A spec office building at CrossRidge Center in Indian Land, SC.  The announcement comes from CrossRidge Chief Operating Officer Ben Cerullo.

Earlier, during the joint groundbreaking of the Upper Palmetto YMCA and CrossRidge Center on May 31st, Cerullo announced plans to develop Class A spec office space as part of the CrossRidge Center complex.

“This announcement is an important step in the full development of CrossRidge Center,” Cerullo said. “Over the past two years we have interviewed numerous property design, development and management companies. Today, I am excited to announce that we have finalized and executed agreements with two of the premier firms in their respective fields.  Perkins Eastman has signed on as the architect and interior designer and Edifice, Inc. has been selected as the general contractor.”

“The Charlotte office of Perkins Eastman is excited to partner with CrossRidge Development on this important next step of the realization of CrossRidge Center.  Our office building design will complement the existing architectural aesthetic and maximize on the magnificent natural beauty of the site to establish CrossRidge as a Class A office park destination,” said Raleigh Cline, AIA, associate principal of Perkins Eastman.  “Our design will plan for future building, landscape and site development that will become the full vision of the live/work/play environment planned by CrossRidge Development.”
Bryan R. Knupp, senior vice president of Edifice said, “The Cerullos have a dynamic vision for the balance of an already beautiful property south of Charlotte.  Edifice is honored to be part of the team that will bring this vision to reality.”

CROSSRIDGE CENTER MAKES BOLD DECISION TO BUILD SPECULATIVE CLASS-A OFFICE IN INDIAN LAND, SC

(Indian Land, SC – May 31, 2019) In a rare move, CrossRidge Center today announced plans to develop Class-A spec office space just across the NC border in Indian Land, SC. The announcement was made by Ben Cerullo, COO of CrossRidge Development, during the joint groundbreaking of the Upper Palmetto YMCA and CrossRidge Center.

“We know this is a unique initiative in the world of development,” said Cerullo. “But this decision demonstrates our confidence in the region’s continued growth and CrossRidge’s ability to position itself to attract regional/national companies looking for the type of aesthetics and amenities we offer. And the parcel we’ve selected for this build is one of the premier sites on campus, with the best road access, ample parking, breathtaking views, and proximity to the CrossRidge Conference and Event Center.”

Bryan Tuttle, consultant for the project, couldn’t agree more. “This initiative by CrossRidge Development makes a bold statement to the regional office market, that they are ready, willing and able to step up to the unprecedented demand in the South Charlotte market for new Class-A office space. The biggest problem in recent times is not the demand for space, but the sheer availability of space. This especially is true in the Upstate of South Carolina and Lancaster County, in particular, where the business environment and quality of life is so attractive. CrossRidge wanted to respond in advance to this growing market demand in the Highway 521 business corridor just South of Ballantyne, especially as the YMCA moves toward completion and prospective tenants look to call CrossRidge home.”

CrossRidge Center currently boasts one of the most significant office buildings in all of Lancaster and York counties. The 120,000 sq. ft. anchor tenant is central to the development. Visitors are welcomed by a beautiful monumented entry drive and flag court, surrounded by a scenic lake, fountains, bridges, sidewalks, and landscaping unrivaled in the region.

Target Date for Completion is Spring 2020


​(Indian Land, SC – June 04, 2018) CrossRidge Center (“CrossRidge”) and the Upper Palmetto YMCA (the “YMCA”) signed an agreement for the purchase of land to build a world-class YMCA facility in the Lancaster County panhandle. The announcement was made by Ben Cerullo, COO of CrossRidge Center, and Frank “Moe” Bell, CEO of the Upper Palmetto YMCA. The agreement calls for the YMCA to purchase 15+ acres for construction of the project.


“We could not be happier to welcome the YMCA to Indian Land!” Cerullo said. “As the anchor of CrossRidge Center, the Y perfectly complements our vision to create a Live-Work-Play community.”


“From the beginning, our goal has been to build a beautiful and functional campus that would serve the people throughout greater Lancaster County. We have worked toward that goal by providing soccer fields for our young people, an auditorium for local schools, as well as meeting spaces for neighborhood groups and civic organizations. We know that the YMCA will be a first-class project and a credit to Lancaster County; it will offer area residents and businesses a health and wellness complex that will be second to none.”


“This is an exciting announcement for everyone associated with the Upper Palmetto YMCA, but particularly for the people of this community,” Bell said. “Lancaster County is experiencing unprecedented growth. We felt that it was the right time to build an extensive YMCA campus to serve families throughout the region.”


Bell continued, “When we began the exploratory process, we were looking for property that would give us the opportunity to develop our full vision. We needed a location that provided the type of access and visibility demanded by a project of this scope. We found the perfect location at CrossRidge. Once complete, this location will offer Carolinians one of the finest YMCA campuses in the country, with amenities that include a climate-controlled walking track, gymnasium, indoor pool, afterschool childcare center, athletic fields and more. In addition, fundraising efforts will begin soon, allowing construction of a state-of-the-art water park.”


Central to this announcement is the support the project has received from the United States Department of Agriculture (USDA). “This project is being funded by a special loan provided by the USDA,” Bell explained. “As part of their commitment to serve communities across the country, the USDA has been eager to help the Upper Palmetto YMCA and ensure the project’s success. Their support has been indispensable.”


With a focus of youth development, healthy living and social responsibility, the Y nurtures the potential of every youth and teen, improves the nation’s health and wellbeing, and provides opportunities to give back and support neighbors.


With a new branch in Indian Land, the YMCA will further its mission and focus to those that are not currently served by a YMCA. With the community’s assistance, the UPYMCA will be able to offer financial assistance to individuals and families in need. It will also allow funding for programs such as LiveStrong, a 12 week program for cancer survivors, at no cost to the participant, to heal and reclaim their health.

Bell said that groundbreaking for the YMCA complex tentatively is planned for fall 2018. Additional details will be announced at that time. “We anticipate that the facility will be completed and open to the public in 2020.”

CrossRidge Inks Deal With JLL

FROM LANCASTER NEWS – (Indian Land, SC) CrossRidge Development has executed the final contract to round out the development team for CrossRidge Center in Indian Land, SC.  The announcement comes from CrossRidge Chief Operating Officer, Ben Cerullo.
“Earlier in August, we announced deals with Perkins Eastman and Edifice,” said Cerullo.  “JLL is the final player in an extraordinary team of professionals set to build and lease Indian Land’s most prestigious office multiplex.  In addition to a stellar national reputation, JLL’s international presence provides limitless opportunities. With the multinational economic development climate currently in Lancaster County, they are the perfect partner in scope and reach to represent CrossRidge Center.”
Executing the contract on behalf of JLL was Stephen Woodard and Charley Leavitt. “It’s exciting to be part of the team leading the CrossRidge Center project,” noted Woodard, VP of JLL’s Office Agency team.  “We are very confident in the level of demand this project will generate. There is no other development in the SC panhandle that offers the upscale business environment or amenities coming to CrossRidge.”
